NEW END UNIT TOWNHOUSE!!
The story of 7678 is a fabulous and heart warming one, and since each property has a story, here's the 7678 story so you can get a good feel for the unit. This one was pretty straightforward, a purchase from a couple that lived in the Chicago area as well, looking to sell this unit and buy their retirement home on a lake in the midwest. In the Fall of 2009, we were looking to buy our first townhouse at Windsor Hills, since we already owned 5 Condos and were ready to break into the Townhouse market. This unit, 7678 Sir Kaufmann Ct, was for sale when we first began looking at Townhouses, listed at $239,000 which was over our budget amount we wanted to pay. As you may have read, we found a different Townhouse for about $80,000 LESS (7682 Sir Kaufmann Ct) in the fall of 2009, so this 7678 Townhouse was off our radar screens. By the summer of 2010, Daniel had just graduated from High school in Chicago, I was living in Florida while our home in Chicago was listed for sale with Patti holding down the fort up there. The plan was, I live here and run the business here, while Patti keeps the Chicago house in "Show" condition, we sell the house, then she moves here in the fall at the time Daniel heads off to college and then our family is REUNITED. Good idea. But things don't always work out the way you plan. I had been LIVING at Windsor Hills since March of 2010, moving between condo units we owned week to week, with everything I owned on a small cart! After a few months of moving between Condos every week on Saturday morning and basically being "homeless" (so to speak, no permanent Florida address), I had the idea of buying a "Transition" unit, a Townhouse where we could LIVE as a permanent address until Patti could get down here and find our next house. Soon as she could, then we would move out, and convert 7678 to a FULL TIME Rental property. This would serve several purposes, the best being that I would be LIVING at Windsor Hills for a while in case anything ever went wrong I could get to the Condo to help the guest in a matter of seconds! Plus, I could stop moving week to week into different condos! So, with 7678 being an "End" unit with a lot more privacy, we decided to see if we could get the owners to sell it to us for a fair price. They were nice couple with a nice family, who used the unit regularly for personal use and just wanted to sell it to buy their dream lake house up north. We arrived at a price of $175,000 and we closed on the unit on 7/14/10, less than 30 days later, an easy sale! The woman who had owned it had done the decorating, and it was very well done. Her one request was that her son, who had planned a trip to Disney for later that month, could still come down and use the unit. I agreed to it immediately, and delayed my move-in for a couple of weeks. I moved in on 8/1/10 and it became my Florida Address! The Chicago house sold the next month - in September of 2010 - then Daniel left for College, and Patti moved down to the Townhouse to begin the search for our permanent Florida home. We figured we would be there in the Townhouse for a few months at most. But with Florida Real estate so screwed up with buyers/sellers/banks etc., it took us a FULL YEAR to locate our permanent home in Windermere. So we lived in the unit from August 2010 to August 2011, when we finally moved into our house. During the year, we decorated 7678 with full Disney theming, new equipment/appliances, furniture, and more. It is now one of our most sought-after units! Yes, the sellers got their dream house on the lake in Illinois, so it was a win-win for all. And that's the story of 7678, the "transition" to Florida unit as we call it now. You will LOVE this one, and I can tell you for sure that it was EASY to live in this unit for a full year... because we did! -Dave
