2 BR WINDSOR HILLS 402
402 has a story that is quite unique! By the time we had purchased vacation home 302 (directly beneath you when you are in 402), we knew we wanted to own more Vacation home rentals at Windsor Hills if we could. By the time we found 402, We actually owned Condo 701 at Cocoa Beach, as well as 302 right below 402.
We knew how successful owning the condo 302 was, and we were set on opening another. I couldn't have guessed how crazy it would eventually become owning all the units we ended up with, but 402 was #2 at Windsor Hills on the roster and we couldnt have been more excited.
In the Spring of 2007, we went back to our realtor Mike Derenthal and told him we were ready for a second unit. He scoured the Windsor Hills property and found a new listing that was BRAND NEW - meaning that 402 had NEVER BEEN USED or FURNISHED as of the day we took possession. AND, the added benefit was that it was DIRECTLY OVERHEAD, upstairs from our recently purchased 302. Fabulous! We paid $175,000 for 402, in March of 2007, which is $10,000 LESS than we paid for 302!
An investor had BOUGHT 402 a year and a half earlier as a BRAND NEW home, had held on to it, and wanted to "flip" the home as a brand new unit to someone who would pay a premium for a newly built UN-lived in home. At this time, real estate was just starting to go down in price, so needless to say, after paying taxes, mortgage, and realtor fees, they were rapidly losing money on the project. The age of the "flip" was over. But along came Patti and I, who wanted to own another vacation home at Windsor Hills and have no plans of ever selling the home.
Meanwhile, we just wanted to own 402 so we could furnish it and make it available for families to rent for the next 40 years! We struck a deal at $175,000 (which was the going rate for a two bedroom at that time), and on March 21, 2007, 402 became ours forever. We invited our friends from Pittsburgh John and Teri Cline down to Florida that April to decorate 402. 402 is a fabulous top floor (privacy galore) unit, 2 bedroom 2 bath, and gorgeous.
It still feels brand new today, just like on that very first day we opened it to the public with much love. While 302 was special because it was our very FIRST vacation home we owned at Windsor Hills, 402 is maybe even more special because by the time it opened, we had learned so much and it shows in 402's setup. If I had to choose, I would have to say 402 is my favorite 2 bedroom vacation home we own today, mostly because of the overhead privacy, the sweeping and gorgeous views from the 4th floor balcony, and more. 402 is so very nice and holds such a special place in my heart. By the time we bought 402, it was the spring of 2007, We were taking off now in the vacation rental business, and 402 exemplified our fast growth curve. By spring of 2007, we owned THREE vacation homes, and lived over 1,000 miles away! We knew that one day we would be moving to Florida full time. Once we did three years later in Spring of 2010, I actually LIVED for several weeks in 402! A fabulous unit, and I wouldn't hesitate to live in this home again. -Dave
